1. CHECK-IN TIME IS AFTER 3 P.M. PST AND CHECK-OUT IS 11 A.M. PST. NO Early Check-ins without prior approval.
2. This is a NON SMOKING residence. Any smoking outside must be cleaned up. There will be a $25.00 charge for cleaning up cig. butts from the front or backyard. If any evidence of smoking inside the house, carpet cleaning and full deodorizing of house will be charged (minimum $350) plus any ash/burn damages.
3. Pets are not allowed in the home under any conditions. Certified service animals (e.g. seeing-eye dogs, etc.) are allowed with prior notice given to the Owner at the time of registration. Proof of certification will be required. Guests will be expected to clean up after the animal and any damage will be deducted from the security deposit. If unauthorized pets are brought in to the house the renter can be evicted and loose all or part of security deposit.
4. Noise reduced noise after 10:00pm outside. After midnight, all music must be off and quite hours are in effect outside. Please do not make the neighbors call the police for outside noise. If police are called and renters are asked to leave, there will be NO refunds---No exceptions.
5. Firearms - Shooting, the possession, or use of firearms is prohibited on the property. (Law enforcement personnel excluded)
6. DAMAGE/SECURITY DEPOSIT- A damage/security deposit of $1,000 is required. This must be received before you receive the door/key code. The deposit is NOT applied toward rent; however, it is fully refundable provided the following provisions are met:
· No damage is done to our home or its contents, beyond normal wear and tear.
· No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
· All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned.
· All doors and windows are closed and locked upon leaving.
· All charges accrued during the stay are paid prior to departure.
· No linens are lost or damaged.
· NO Early check-in or late check-out (without prior approval)
· Parking---no cars are left in driveway or any part of the property.
· The renter is not evicted by the owner (or representative of the owner), the local law enforcement, the private security officers employed by the owner.
7. PAYMENT - An advance payment is required when reservations are finalized. All money must be paid including the security deposit. The preferred method is PayPal, however credit cards or certified Bank Checks may be accepted.
8. CANCELLATIONS - A forty-five (45) day notice is required for cancellation. Cancellations that are made more than forty-five (45) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 45 days of the arrival date, forfeit the full advance payment and damage/reservation deposit ($1120.00). Cancellation or early departure does not warrant any refund of rent or deposit.
9. MAXIMUM OCCUPANCY- The maximum number of guests is limited to twelve (12) persons (adults and or children). Additional charge will apply for more people.
10. Longer minimum stays may be required during holiday periods and or concerts and festivals etc.
11. DEPARTURE – Heaters must be turned “off”, lights must be turned off, stereos, TV’s etc. all must be turned off as well as any lights and fans. All windows and doors must be closed and locked.
12. NO DAILY MAID SERVICE - While linens and bath towels are included in the unit, you are welcome to wash and dry anything that needs to be reused.
13. RATE CHANGES - Rates subject to change without notice.
14. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in. This includes sub-leasing which is not permitted.
15. WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance by the homeowner or his agent.
16. AGREEMENT – Is between us only. You are responsible for any of your guests in all aspects and in all liabilities.
